                                       Hello and a warm welcome from myself Mike James the website proprietor and energy assessor,  On this site you will find information on energy performance certificates, (EPC's) plus some  additional information on the service i provide.

I will be pleased to hear from you should you decide to use me and rest assured i will be ready to start providing you with a speedy professional service, But first of all let's start with some EPC information, EPC's are part of the home information pack they are also a requirement for landlords to have in place when letting out their properties.   


EPC's a brief overview

              

The Energy Performance Certificate (EPC) gives home owners, tenants and home buyers information on the energy efficiency of a property. It gives the building a standard energy and carbon emission efficiency grade from ‘A’ to ‘G’, where ‘A’ is the most efficient and with the average to date being D.

What else does the certificate do?

EPCs are measured using the same calculations for all homes, so you can compare the energy efficiency of different properties.

Part of the EPC is a report which will list the potential rating that your home could achieve, if you made the recommended changes. The report lists:

  • suggested improvements

  • the approximate cost

  • possible cost savings per year if the improvements are made

  • how this would change the energy and carbon emission

    rating of the property

You can use this information to:

  • cut your fuel bills 

  • improve energy performance in your home 

  • help cut carbon emissions

  • help you choose a more energy efficient home to rent or buy

Yyou do not have to act on the recommendations contained in the report, however... if you do decide to do so, then it could make your property more attractive for sale or rent by making it more energy efficient and thus more desirable to tenants or buyers.

How long does the survey take?

The average time for an energy assessment is around an hour, but you can help speed things up if you prepare your home for inspection, you can do this by simply making sure all rooms are accessible and clutter free and also that there is access to the loft area, and if possible erect a loft ladder and open the loft hatch ready for examination.
