What is a Hip?

A HIP is a package of information which must be assembled prior to marketing a residential property sale


When does a HIP need to be produced?

Generally, every residential property which is marketed for sale requires a Home Information Pack (HIP). There are exceptions . don’t forget that as from  October 1'st 2008 even if one of these exceptions apply the vendor will still need an energy performance certificate.


What goes into a HIP?

A HIP includes documents that are required when homes are bought and sold. Some documents are mandatory and others optional.


The mandatory documents are:


  • sale statement
  • standard searches (i.e. local authority enquiries and a drainage and water search);
  • energy performance certificate (EPC);
  • commonhold information (where appropriate);
  • copy of the lease (where appropriate);
  • certificate (or interim certificate) showing the Code for Sustainable Homes rating or a nil-rated certificate (new builds only).
  • Property information questionaire


Optional documents include:

  • Home Condition Report (HCR);
  • additional leasehold information;
  • guarantees and warranties;
  • other searches relevant to the particular area.
  • Flood risk report


What would happen if a property is marketed without a HIP?

Local rading standards officers police the legislationand verndors who flout the regulations risk being fined £200 plus further fines if a Hip is not purchased when continuosly marketing a property


How long will the HIP remain valid for?


At least 12 months, and longer if the property remains on the market and is not taken off for longer than 28 days. This is the case even though the search and other documents within the HIP may have become out of date, it is not up to you to renew the searches the onus is on the purchaser to renew the search information as you would have complied with the law if the HIP is complete at time of marketing, in other words you only have to do it once.
